We offer a variety of options to the landlord to suit their individual needs

Full management

Many of our clients choose this service because it takes the pressure of running a property out of their hands and, in simple terms, we become the property management for their business. Essentially we will source a suitable tenant; obtain references’ secure deposits; deal with the check-in and check-out of the tenant; deal with any issues that arise while your tenant is in the property (in liaison with you); collect rent and pay you; ensure all relevant gas safety certificates etc are kept up to date.

Let only administration

A service for those who prefer to manage properties themselves. We oversee and complete the critical information to ensure a smooth and efficient tenancy; obtain references and; secure a deposit. This allows the landlord to deal with the day to day management, including collecting of rent.

Rent collection agreement

We will source a suitable tenant for you and take care of rent collections. In addition we will obtain references and secure the deposit. Our tried and tested systems tackle rent arrears and ensure swift payment of rent each month.

15% + £150 (Full Management Pre-Tenancy Administration to be paid on agreement of suitable tenant including obtaining two References, Tenancy Set Up Fee & Security Deposit Fee)

Rent Collection

9% + £250 (Rent Collection Pre-Tenancy Administration to be paid on agreement of suitable tenant including obtaining two References, Tenancy Set Up Fee & Security Deposit Fee)

Let Only

Negotiable fixed fee + £250 (Let Only Pre-Tenancy Administration to be paid on agreement of suitable tenant including obtaining two References, Tenancy Set Up Fee & Security Deposit Fee)

Information for Tenants

Should you find a property to suit your needs, the process is simple. We will manage the whole process on your behalf, obtaining references, carrying out a ‘check in and check out’ and holding your deposit in the Deposit Protection Scheme (DPS). The DPS is a national scheme to ensure your deposit is safe throughout your tenancy.

The fees payable by the tenant are simple and outlined below:

Tenant Reference/Administration (per tenant, for first two tenants) : £180 ( Subsequent tenants : £150 )
Guarantor Reference/Administration (per guarantor) : £150
Company Let Reference/Administration (up to two tenants) : £300
Tenancy Renewal Fee : £82
Permitted occupier added to the tenancy (not on original agreement) : £180
Deposit : 6 weeks rent
Check In/ Check Out : POA
Holding deposit of up to two weeks (assuming you cannot proceed straight away) : 2 weeks rent
