Sales Process

The initial valuation

Our initial valuation is of a no-obligation nature. Verbally given, we endeavour to provide you with a range of figures from a suggested asking price to what you sensibly may be able to achieve. Supported with comparable sales that we have achieved in the local area, our expert local knowledge is essential when preparing to market your property. We will discuss our marketing fees and contract terms with you at the appointment.

Preparation for market

Once you have decided the time is right for you to market your home, we will need to re-visit the property to photograph and prepare the marketing material. We believe excellent photos are key in enticing potential buyers through your door. Our photography is carried out by our trained staff – and as Jeremy holds his PfCO (Permission for Commercial Operations – as endorsed by Civil Aviation Authority), we are able to use drone imagery where suitable.

Viewings & negotiating

Once we have secured interest from prospective buyers, we will arrange for them to view your property – which will always be accompanied by one of our experienced sales negotiators. We will then report to you with all feedback we have received in due course.

When we receive an offer, we will first complete our due diligence on the prospective buyers: we look further into their ability to both afford and proceed before chatting this through with you, with our recommendations going forward. It is our job to achieve the best possible price for you as our client, and give your sale the best chance of progression to completion.

The legal bit

When a buyer has been sought the next process, that many sellers forget about, is where our expert knowledge of property transactions comes into play. With a dedicated sales progressor in our office, we chase banks, building societies, surveyors and solicitors on your behalf ensuring that the legal part of your sale moves forward as smoothly as possible. There is no substitute for experience and we often end up doing the job of other less experienced agents within your chain. This is a commonly underestimated part of the estate agency process in which we are extremely proficient.
